Dear Salisbury Property Owners,
The Town of Salisbury has just completed the 2020 revaluation of all properties; this takes place once every five years. The purpose of this revaluation is to value all properties by the same standards, at the same point in time, at the current fair market value based upon the LOCAL real estate market. By state law, the assessment is calculated at 70% of the current fair market value.
We would like to thank you for your patience and understanding during this process. We completed it in house in hopes to pay more attention to every property so they are as fair and equitable as possible. It has been a difficult process to complete during these strange COVID times and major market shifts. Town Hall is currently closed to the public, and we are working remotely to safely social distance. The best way to contact us is through email if possible. We would be happy to answer any questions you have about the process and your value.
We are excited to announce that our field cards are now available online. Please visit https://gis.vgsi.com/SalisburyCT/ to access the online database. If you are not able to do so we will be happy to send you the corresponding information.
Each property was personally reviewed, graded and compared using each of the following criteria: comparable sales (in our local market within the last 2 years), land evaluations (acreage, location, quality, restrictions, etc.), home evaluations (size, quality, amenities, condition, etc.), additional structures (guest house/apartment, outbuilding), recent construction, renovations, improvements or demolitions. Properties are compared within their own categories: Residential, Waterfront, Vacant Land, Commercial, and Condominiums.
Should you have questions or concerns about your specific property value, you may make an appointment to talk with us. After this meeting if you still have questions or are not satisfied with your assessment, there is a more formal appeal process available with the Board of Assessment Appeals. Applications are available on the town website or in the foyer and must be received by the Town Clerk in her office by Monday March 22, 2021. Appeals will be heard in April 2021.
The amount of actual tax for which you will be billed in July 2021 will not be determined until the new mill rate is set in May 2021.
